NewDay Property Services, LLC (“NewDay,” “we,” “us,” or “our”) respects your privacy. This Privacy Policy explains how we collect, use, disclose, and protect personal information when you visit our website, use our tenant portal, apply for housing, lease a property we manage, or otherwise interact with our services (collectively, the “Services”).
01 Information We Collect
We collect information you provide directly, information collected automatically when you use the Services, and information we receive from third parties (such as background-check vendors, payment processors, and property owners). The categories of information we collect are summarized below.

02 How We Use Information

- Evaluate rental applications and screen prospective residents.
- Administer leases, collect rent and fees, and disburse funds to property owners.
- Schedule and dispatch maintenance, inspections, and emergency response.
- Communicate with you about your tenancy, including lease renewals and important property notices.
- Provide customer support and respond to your questions and requests.
- Comply with applicable law, including Fair Housing, anti-money-laundering, and tax reporting (e.g., 1099 forms).
- Detect, investigate, and prevent fraud, security incidents, and other harmful activity.
- Improve, secure, and personalize our Services.
03 Legal Bases & Notices
Where required, we rely on one or more lawful bases to process information, including: performance of a contract (your lease or a rental application), compliance with a legal obligation, our legitimate interests in operating and securing our business, and your consent (for example, for marketing communications and SMS messaging — see our SMS Terms).
04 How We Share Information
We do not sell personal information for monetary consideration. We share information only as needed to operate our Services and as described below.
- Property owners for whom we manage your unit, including rent ledgers and maintenance history.
- Service providers that help us operate, including payment processors (Stripe), background-check vendors, hosting and analytics providers, communications platforms (email and SMS gateways), and accounting software.
- Maintenance vendors dispatched to perform work at your unit, limited to information necessary to complete the job.
- Government, regulatory, or law-enforcement authorities when required by law or legal process, or to protect rights, property, or safety.
- Successor entities in connection with a merger, acquisition, financing, or sale of assets.
05 Cookies & Analytics
We use cookies and similar technologies to operate the Services, remember your preferences, measure performance, and understand site usage. You may control cookies through your browser settings; disabling some cookies may affect functionality. We may use privacy-respecting analytics tools to count visits and understand how the site is used.
06 Payments
Rent and other payments are processed by Stripe, Inc. When you make a payment, your card or bank-account details are submitted directly to Stripe under their security standards (including PCI-DSS) and their privacy policy applies to their handling of that information. NewDay does not store full card numbers or bank-account credentials on our servers. We retain limited transaction metadata (e.g., transaction ID, amount, date, status) for accounting and audit purposes.
07 Data Retention
We retain personal information for as long as necessary to provide the Services, comply with our legal obligations (including landlord-tenant, tax, and consumer-reporting laws), resolve disputes, and enforce our agreements. Retention periods vary by category — for example, application records are typically retained for at least seven (7) years, and lease and accounting records are retained for the period required by your state.
08 Security
We use administrative, technical, and physical safeguards designed to protect personal information, including encryption in transit (TLS), restricted access, and routine security reviews. No method of transmission or storage is 100% secure, and we cannot guarantee absolute security. If you believe your account has been compromised, contact us immediately at [email protected].
09 Your Rights & Choices
Depending on where you live, you may have rights to access, correct, delete, or receive a copy of your personal information; to restrict or object to certain processing; and to opt out of targeted advertising or "sales/sharing" as defined under state privacy laws. To exercise these rights, email [email protected] or write to the address below. We will verify your request consistent with applicable law and respond within the timeframes required.
California Residents (CCPA/CPRA)
California consumers have rights to know, delete, correct, and opt out of "sale" or "sharing" of personal information, and to limit the use of "sensitive personal information." You may also designate an authorized agent to act on your behalf.
Other U.S. State Privacy Laws
Residents of states with comprehensive privacy laws (including, among others, Virginia, Colorado, Connecticut, Utah, Texas, Oregon, Montana, Iowa, Tennessee, Indiana, Florida, and Delaware) may have similar rights. We honor verifiable consumer requests as required by the laws of your state of residence.
10 Children's Privacy
Our Services are intended for adults age 18 and older. We do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, please contact us so we can delete it.
11 Third-Party Sites
The Services may contain links to third-party websites. We are not responsible for the privacy practices or content of those sites. We encourage you to read the privacy policies of any third-party services you visit.
12 Fair Housing
NewDay is committed to the principles of the federal Fair Housing Act and applicable state and local fair-housing laws. We do not discriminate on the basis of race, color, religion, sex (including gender identity and sexual orientation), national origin, familial status, disability, or any other class protected by law.

We may update this Privacy Policy from time to time. The updated version will be posted on this page with a revised "Effective Date." Material changes will be communicated through the tenant portal or by email where appropriate.
