SMS Text Messaging Terms

These SMS Terms govern the text-message (SMS/MMS) program operated by NewDay Property Services, LLC ("NewDay," "we," "us," or "our"). By providing your mobile phone number and opting in, you agree to receive recurring text messages from NewDay as described below. These SMS Terms are part of, and incorporated into, our Terms & Conditions and Privacy Policy.
01 Program Description
NewDay's SMS program is used to communicate with current and prospective residents, property owners, vendors, and others who have opted in. Messages may include rent reminders, payment confirmations, maintenance ticket updates, lease renewal notices, scheduled inspection reminders, account alerts, customer-service replies, and operational notices. We do not use this program for telemarketing or third-party advertising.
02 How to Opt In
You may opt in to receive text messages from NewDay in any of the following ways:
- Checking the "I agree to receive SMS messages" box on a NewDay form (online application, lease addendum, or tenant portal preferences).
- Texting a keyword such as JOIN, START, or YES to a NewDay number provided to you.
- Verbally confirming opt-in to a NewDay representative who notes the consent in our records.
By opting in, you confirm that you are the subscriber to, or the customary user of, the mobile phone number you provide, and that you are at least eighteen (18) years old.
03 Message Frequency
Message frequency varies based on your relationship with NewDay and the events affecting your account or property. As a general guideline, residents typically receive between two (2) and ten (10) messages per month, with additional messages possible during a maintenance event, lease renewal, or move-in/move-out.
04 Cost
Message and data rates may apply. NewDay does not charge a fee to participate in the program, but standard messaging charges from your wireless carrier will apply based on your mobile plan. Contact your wireless carrier for details about your plan.
05 How to Opt Out
You can cancel the SMS program at any time. Reply STOP, END, CANCEL, UNSUBSCRIBE, or QUIT to any message you receive from NewDay. After you send the message, we will send you one final message confirming that you have been unsubscribed. You will not receive further SMS messages from us unless you re-enroll.
Even after you opt out, NewDay may still contact you for transactional or legally required purposes by phone, email, or first-class mail (including delinquency notices and lease notices) consistent with your lease and applicable law.

For help, reply HELP to any message, or contact us at 1-734-252-6655 or [email protected]. Our standard support hours are Monday–Friday, 8:00 AM – 6:00 PM Eastern Time, with emergency maintenance available 24/7.
07 Supported Carriers
Our program is compatible with major U.S. carriers, including AT&T, T-Mobile, Verizon Wireless, Sprint, Boost, MetroPCS, U.S. Cellular, Virgin Mobile, Cricket, Google Fi, and most regional carriers. Carriers are not liable for delayed or undelivered messages.
08 Delivery
NewDay does not guarantee that any particular message will be delivered or delivered on time. Delivery depends on factors outside our control, including carrier issues, network congestion, device condition, and your service plan.
09 Mobile Number Changes
You agree to notify NewDay of any change to your mobile phone number by updating your profile in the tenant portal or by emailing [email protected]. You agree that you will not receive SMS messages on a number that you no longer own or are authorized to use, and you agree to indemnify NewDay against any claims arising from your failure to update your contact information.
10 Privacy
We treat the information collected through the SMS program in accordance with our Privacy Policy. We do not sell, rent, or share mobile phone numbers or SMS opt-in data with third parties or affiliates for their marketing purposes. The information collected through the program is used only to operate the program and to provide the Services described in these SMS Terms.
11 Eligibility & Compliance
The program is intended for residents of the United States. You agree that you will use the program only in compliance with applicable law, including the Telephone Consumer Protection Act (TCPA), CAN-SPAM, and CTIA Messaging Principles and Best Practices. Consent to receive SMS messages is not a condition of any purchase, application, lease, or service.
12 Changes to these SMS Terms
NewDay may modify or terminate the SMS program at any time. We will post any updates to these SMS Terms on this page with a revised "Effective Date." Continued participation in the program after a change indicates your acceptance of the updated Terms.
